A short list that heads off the most common rental surprises, from deposits to who fixes the geyser.

Seven questions to ask before you rent a flat

Renting is quicker than buying, but the same handful of misunderstandings shows up again and again. Ask these before you sign.

  1. What does the rent include? Maintenance, parking and water charges are often separate.
  2. How much is the deposit, and when does it come back? Get the refund timeline in writing.
  3. Who handles repairs? Agree on a simple rule, for example the tenant pays for anything under a fixed amount.
  4. What is the notice period? One month is common. Lock in periods should be equal for both sides.
  5. Are pets and guests fine? Check the society rules too, not just the owner.
  6. How reliable are water and power? Ask the neighbours, not the broker.
  7. Can I see the agreement draft early? A registered agreement protects you both.

Take photos of every room on the day you move in and email them to the owner. It is the simplest way to settle deposit questions a year later.
